Investors betting big on region's real estate market

An early September business news article points to the faith that investors are showing in the Maryland, particularly across portions of metropolitan D.C. According to the article, Federal Capital Partners has purchased a majority share in approximately 2,000 area apartment units and plans to invest additional funds in property improvements. The apartment units are valued at approximately $240 million.

FCP believes the investment will reap the benefit of new projects being built nearby as well as the Purple Line in Maryland and a mall that is being redeveloped in Alexandria. Ross Cos. will maintain a partnership interest in the properties. The partners believe that the apartments are well-located and an opportunity exists to upgrade them into higher-performing units as new ones are built nearby.

A spokesperson for FCP says that certain apartment units are in high demand even as the supply is decreasing. FCP's focus will be on upgrading and supplying units that are in the moderate price range. The majority of the apartments are located in Prince George's County, some of which are near the New Carrollton Metro station. Approximately 466 units are located along 85th Avenue in Sutton Walk, Lennox Court and Cambridge Crossing.
